Lease agreements are by the individual room, not the entire house.

The primary benefit for you is that you're never responsible for paying a roommate's rent installments, even if they graduate, transfer, or move out.

Housing is provided exclusively for enrolled FVSU students.
All applicants are subject to a background check.
Each student must complete an application and meet the specified criteria.

Application Deadline 2 weeks prior to the start of the respective semester.

​​To increase your chances of approval for our properties, we recommend applying as a group of three housemates rather than individually. This approach helps streamline our rental process and makes the housemate process easier.

If you have other classmates/friends to share the house with, each FVSU student must complete the application process individually.

Move-In Day/Move-Out Day reflects the FVSU calendar.
Payment of a $400 security deposit consisting of:

Non-refundable application
-
Non-refundable reservation fee
-
Non-refundable cleaning fee
-
$200 refundable security fee portion pending no damages
Each student must have a Guarantor who meets the following qualifications:

At least 25 years old.
-
A U.S. resident.
-
Income of at least 3 times the rent installment.

A valid credit card must be on file -- to cover any incidentals/damages or overages that exceed the security deposit.
​Lease payments and inspection schedules align with the FVSU academic calendar.

The Fall (August - December) Semester lease rate: $3,750 per semester includes all utilities or $775 per month per student (for month to month payments) includes all utilities.

The Spring (January - May) Semester lease rate: $3,750 per semester includes all utilities or $775 per month per student (for month to month payments) includes all utilities.

The Summer Semester (May - July: based on the start of the semester) rate: $2,250 per semester includes all utilities or $775 per month per student (for month to month payments) includes all utilities.​

By Semester: Payments are due 3 days after the release of financial aid refunds.

By Month: Payments are due the first Day of each month, but no later than the 3rd day of the month.

Wi-Fi, pest control and lawn service provided.
